This document is a specialised storage unit licence agreement designed for use only within a dedicated storage facility (for example, a purpose-built or managed storage site with multiple units).
It sets out the terms under which a person is granted a licence to use a storage unit to store goods. It is not a tenancy, a lease, or a grant of exclusive possession or any interest in land.
Very limited use
This agreement is highly specialised and will be rarely used by most landlords or agents.
It has been added primarily for the Guild’s operational needs, but is included in Tenancy Builder in case a subscriber operates, or is involved with, a genuine storage facility and finds it useful.
When this agreement is appropriate
Use this agreement only where all of the following apply:
- The unit is part of a storage facility
- The use is storage of goods only
- Occupation is by way of a licence, not a tenancy or lease
- The occupier has no exclusive possession
- The unit is not used as living or working accommodation
When this agreement should not be used
This agreement is not suitable for other common scenarios:
- Letting a garage
→ Continue to use the Garage Agreement - Letting a non-domestic room as a one-off (e.g. a room or space used for storage only)
→ Continue to use the Non-Domestic Room Agreement and, under property use, enter
“storage of personal belongings”
Using the wrong document can create legal risk.
