The section 13 rent increase notice is available in the Other Forms part of Tenancy Builder.
Click on "Other Forms" in the sidebar, click "Add New Form," and choose "Section 13 Rent Increase" from the dropdown.
You can enter all the information into the on-screen form, and a completed form will be produced for download, printing, and posting.
When a landlord wants to propose a rent increase for an assured shorthold tenancy, section 13 of the Housing Act 1988 contains a particular procedure. If section 13 is followed, a prescribed form must be served on the tenant, giving the tenant at least one month's notice of the increase (in most cases).
Note: from 1 May 2026, the notice period will increase to 2 months.
