Notice Tenancy is to be Assured and Not Assured Shorthold
PLEASE NOTE: DO NOT DOWNLOAD THIS UNLESS YOU HAVE SPOKEN TO THE GUILD. THIS NOTICE WILL GIVE YOUR TENANT AN ASSURED TENANCY WHICH MEANS YOU CAN NEVER ASK THEM TO LEAVE (EXCEPT FOR BREACH).
Since 1997, the default position for tenancies is that most are assured shorthold tenancies. It is still possible to grant the secure form of assured tenancy, but no section 21 notice may be given if this is done. This is rarely done, and you should consult with the Guild before granting such a tenancy. One advantage of an assured tenancy is that a landlord would avoid the need to protect a deposit, so some portfolio landlords consider this option with student lettings. This is for use with your tenancy agreement, and it is simply a notice stating that the tenancy will not be an assured shorthold tenancy. We also provide an assured tenancy, so this notice is not required.
