Overview
This Pet Consent Agreement can be used as a supplement to your Tenancy Builder-created tenancy agreement or during a tenancy. It gives tenants written permission to keep a pet at the property, subject to agreed conditions. By integrating this document into your tenancy agreement, all parties will automatically accept its terms when digitally signing the tenancy agreement. If it’s done during a tenancy, it can be accepted by an email exchange (or other electronic communication) without needing a wet signature. Ensure all records, including emails, are safely retained.
This agreement ensures clear pet ownership responsibilities, helping prevent disputes and maintain property standards.

What the Pet Consent Agreement Covers
This document is a practical consent agreement. When downloaded, it includes:
- Clear permission to keep a specific pet, limited to the agreed species/breed and number of pets
- Defined tenant responsibilities, including cleanliness, pest control, behaviour, and avoiding nuisance or disturbance
- Responsibility for pet-related damage, with clarity that reasonable repair costs can be recovered in line with the tenancy
- Compliance with pet-related legal requirements, such as microchipping or local rules, where applicable
- Optional insurance guidance, recommending (but not requiring) that the tenant consider suitable pet insurance for liability or damage cover (note: we are unable to make this a condition of pet consent due to tenant fees rules)
The agreement is intentionally concise and focused, providing enough structure to manage pets responsibly without overcomplicating the tenancy.
Instructions for Use
- Download the file and edit the placeholders:
- [Species/Breed] – Specify the type of pet allowed (e.g. Golden Retriever, Labrador, Domestic Shorthair Cat)
- [Number of Pets] – Adjust based on how many pets are permitted
- Amend any other details to suit your requirements, including adding tailored conditions for different types of pets if needed
- Export the document as a PDF after making the necessary changes
If giving before the tenancy is entered into
- Upload the PDF to Tenancy Builder:
- Visit Tenancy Builder
- Navigate to the document upload page
- Scroll to the bottom and select “Add a new document”
- Title the document “Pet Consent Agreement” and upload the PDF
- Continue completing the Tenancy Agreement and select Save and Build. Then the consent will form part of the written statement.
If giving after the tenancy has been entered into
Simply email the Tenant(s) (and guarantor) asking for a reply confirming acceptance of the terms.
