House prices increased by 2.5 percent, to an average of £271,000, in the 12 months to November, according to the latest official data.
Average house prices in England increased to £293,000 (up 2.2 percent), while those in Wales climbed 0.7 percent to £209,000.
The average house price for England went up by £6,000 in 2025. This annual rise was higher than in the 12 months to October 2025 (1.5 percent), says the latest house price data from the Office for National Statistics.
The average house price for Wales was up £2,000 from a year earlier. This annual rise was lower than in the 12 months to October 2025 (1.4 percent).
The North East was the English region with the highest house price inflation, at 6.8 percent, increasing from 5.2 percent in the 12 months to October 2025.
Annual house price inflation was lowest in London. Prices fell by 1.2 percent in the 12 months to November 2025, compared with a fall of 2.6 percent in the 12 months to October 2025.
The Royal Institution of Chartered Surveyors' (RICS') November 2025 UK Residential Market Survey reported that the sales market remains subdued, with measures of buyer demand and agreed sales going down.
HMRC's UK Property Transactions Statistics showed that in November 2025, on a seasonally adjusted basis, the estimated number of transactions of residential properties with a value of £40,000 or greater increased to 100,000. This is 7.7 percent higher than a year ago.
