Average house prices edged up 2.4 percent in the 12 months to December 2025, a little down from 2.8 percent in the 12 months to November 2025.
The average house price in England and Wales was £270,000 in December 2025, up £6,000 from a year earlier.
Average house prices in the 12 months to December increased in England to £292,000 (+1.7 percent), and to £215,000 (+5.0 percent) in Wales.
Of the English regions, annual house price inflation was highest in the North East, where prices increased by 4.6 percent in the year. London had the lowest annual inflation, with prices decreasing by 1.0 percent in the 12 months to December.
Data from other organisations covering the period echoes the Land Registry findings.
The Royal Institution of Chartered Surveyors' (RICS) December 2025 UK Residential Market Survey reported that the sales market remains subdued, with measures of buyer demand and agreed sales in negative territory.
HM Revenue & Customs (HMRC) UK Property Transactions Statistics showed that in December 2025, the estimated number of transactions of residential properties with a value of £40,000 or more was 100,000. This is 4.7 percent higher than a year earlier.
Between November 2025 and December 2025, HMRC reported that transactions increased by 2.6 percent in England and 5.9 percent in Wales.
The Bank of England's Money and Credit December 2025 release reported that mortgage approvals for house purchases, an indicator of future borrowing, decreased by 3,100 to 61,000 in November 2025.
The Bank of England's Agents' summary of business conditions - December 2025 reported quieter conditions for both sales and new instructions, with prices remaining static compared to last year and, more recently, achieving lower levels relative to asking prices.

The report goes on to explain that between July and September 2025, 153,571 homes changed hands in England. The most popular price band was homes valued at between £225,000 and £249,000, with 10,294 transactions.
