The average price of a UK home increased 1.3 percent in the year to January 2026, says the latest data from HM Land Registry.
The rise made the average UK house price £268,000 - £3,000 higher than 12 months ago.
However, overall, the cost of a home in England or Wales hardly changed in the year.
In England, average house prices climbed to £290,000 (up 1.1 percent), and £210,000 (2 percent) in Wales.
On a non-seasonally adjusted basis, average UK house prices dropped 0.3 percent between December 2025 and January 2026, compared with an increase of 0.4 percent in the same period 12 months ago. On a seasonally adjusted basis, average house prices in the UK did not change between December 2025 and January 2026.
Of the English regions, annual house price inflation was highest in the North West, where prices increased by 3.1 percent in the 12 months to January 2026. London was the English region with the lowest annual inflation, where prices decreased by 1.7 percent in the 12 months to January 2026

The Royal Institution of Chartered Surveyors' (RICS) January 2026 UK Residential Market Survey reports that the sales market is subdued, with falling buyer demand and agreed sales.
HM Revenue & Customs' UK Property Transactions Statistics UK Property Transaction Statistics shows that in January, the number of homes worth £40,000 or more changing hands hit 95,000. This is 0.8 percent lower than 12 months ago.
Between December 2025 and January 2026, UK transactions decreased by 5.0 percent on a seasonally adjusted basis. On a non-seasonal basis between December 2025 and January 2026, HM Revenue & Customs (HMRC) reported that transaction volumes fell by 24.4 percent in England and 25.9 percent in Wales.
The Bank of England's Money and Credit January 2026 release reported that mortgage approvals for buying homes, an indicator of future borrowing, decreased to 60,000 in January, below an average of around 64,100 over the previous six months.
Price data from Halifax values a home at £301,151 in February 2026, while Nationwide quotes £273,176.
