We're sharing an early look at our upcoming assured periodic tenancy written statement (often shortened to "APT") that will be available through Tenancy Builder. The aim is to help subscribers see where we're heading and to start internal planning ahead of the Renters' Rights Act changes expected to take effect on 1 May 2026.
This is a preview only. It's not ready for general use, and the final version may change.
This is a first draft of a modernised tenancy document designed for the new "written statement" approach under the Renters' Rights Act 2025. We've used a cleaner layout and a more structured format, a modern font and clearer headings.
It isn't a product release. It still needs legal checking, amendments, and final formatting, and we may need to update it once the government finalises the supporting regulations.
Our new assured periodic tenancy agreements are nearly finished, and we could publish them quickly if we had to.
We're holding off on releasing a "ready to use" version until two things are confirmed:
Once the regulations are final and the commencement order is published, we may publish the final APT before 1 May 2026 so it can be used in practice.
From 1 May 2026, the baseline for assured tenancies in England changes: no fixed terms, rent periods must not exceed a month, and (in most cases) landlords must provide a written statement containing prescribed items.
This written statement duty arises under section 12 of the Renters' Rights Act 2025, which inserts new section 16D into the Housing Act 1988. The transitional rules treat existing tenancies differently depending on whether they are wholly or partly in writing, or wholly oral.
In practice, most landlords with existing written agreements won't need to issue a new tenancy on 1 May 2026; instead, a government leaflet must be sent to tenants between 1 and 31 May 2026 (not before, despite what government guidance might say).
